Commercial Flooring in the Inland Empire: What Holds Up in Offices, Retail and Medical Spaces

By Monteros Hardwood Flooring 6 min read
Wood-look commercial flooring installed in a large Inland Empire commercial space

Commercial flooring is a different job from residential, even when the product looks the same. A dental office in Loma Linda sees more footsteps in a week than a living room sees in a year, and rolling chairs, carts and wet umbrellas do things to a floor that a family never will.

We install flooring in small offices, retail, restaurant front-of-house, medical and dental practices, salons and tenant improvements across the Inland Empire. Here is how we think about it.

What changes in a commercial space

  • Traffic. Thousands of footsteps a day, concentrated in the same lanes.
  • Rolling loads. Office chairs, carts, hand trucks and wheelchairs grind grit into a floor and stress floating seams.
  • Water at the door. Every rainy day comes inside on shoes.
  • Downtime. The floor has to go in without closing the business for a week.
  • Codes. Slip resistance, ADA-compliant transitions and, in medical spaces, cleanability.

Every recommendation below follows from those five.

Our first recommendation: commercial-grade LVP

For most small commercial spaces, a stone-polymer composite (SPC) luxury vinyl plank with a 20 mil or thicker wear layer is the right answer. It is waterproof, scratch-resistant, easy to clean with commercial products, fast to install and available in wood and stone looks that suit a professional space.

The wear layer is the whole story. Residential LVP is 12 mil or less and will show traffic lanes in a busy office within a couple of years. Commercial product at 20 to 28 mil holds up. Our SPC flooring guide explains the core, and our luxury vinyl plank installation page covers the lines we carry.

Glue-down or click-lock?

Click-lock floating LVP goes in fastest and floats over an existing floor, which is why we use it for large open spaces on tight timelines. Thousands of square feet can be done in two or three days.

Glue-down LVP is the better choice where rolling chairs and carts live, in exam rooms, at reception, and in any space where a floating seam will be worked all day. Nothing moves, there is no hollow sound, and the thin profile keeps doors and thresholds clear. It takes longer and needs a cleaner, flatter slab.

Many spaces end up with both: glue-down in exam rooms and reception, click-lock in open work areas.

AC5 laminate for offices and back of house

Where the space stays dry, an AC5-rated commercial laminate is the cost-effective option. It has the hardest wear surface of any floor we install and realistic wood visuals. The limit is water: laminate is water-resistant, not waterproof, so it belongs in offices and back-of-house areas, not at an entry that sees rain or in a break room with a sink. Our AC-rated laminate guide explains the ratings.

Engineered hardwood for the spaces that sell

Boutique retail, showrooms, designer offices and the front of a restaurant are where real wood earns its place. Engineered hardwood with a 4 to 6 mm wear layer can be refinished when traffic wears it, and a wood floor changes how a space feels in a way vinyl approximates but does not match.

We do not recommend solid hardwood for commercial use. The extra cost buys refinishability that engineered already offers, and solid is more sensitive to the humidity swings of a space where the HVAC runs on a schedule. Our engineered hardwood guide covers the tradeoffs.

What we steer businesses away from

  • Residential-grade LVP. The wear layer is too thin for daily commercial traffic.
  • Solid hardwood. Cost without a commercial benefit.
  • Carpet, except in sound-sensitive offices or hospitality where it fits the design. It holds dirt and moisture and dates quickly.

Details that matter in a commercial install

Transitions and ADA. Where the new floor meets an existing one, at doorways and at the entry, the transition has to be low-profile and beveled so it is not a trip hazard or a wheelchair obstacle. Glue-down vinyl helps here because it is thin.

Entry protection. A recessed or surface walk-off mat at the door does more for a commercial floor than any product spec, because it stops grit and water before they reach the floor.

Slab moisture. Commercial slabs, especially in older buildings in downtown San Bernardino, Riverside and Ontario, often have no vapor retarder. We test before install and use a moisture-tolerant adhesive or a barrier where readings call for it.

Sound. Upstairs offices over other tenants may need an acoustic underlayment to meet the building's sound requirements. Ask your property manager before we quote.

Cleanability. Medical and dental spaces need a floor that handles hospital-grade disinfectants. Commercial vinyl does; some laminate finishes do not.

Installing around your business

Most commercial timelines are tight, and closing for a week is not an option. We work nights and weekends when the job calls for it, and we phase larger spaces so half the floor is always open. Click-lock LVP over a sound existing floor is the fastest path when downtime is the constraint.

For tenant improvements on a new lease, tell us the landlord's finish allowance and the move-in date. We will spec to the allowance and schedule to the date.

Where we work

We install commercial flooring across San Bernardino, Riverside, Ontario, Rancho Cucamonga, Redlands, Highland and the medical corridor around Loma Linda. Our commercial flooring page has the product summary.

Frequently asked questions

What is the best flooring for a small office or medical practice?
Commercial-grade SPC luxury vinyl plank with a 20 mil or thicker wear layer. It is waterproof, scratch-resistant, handles hospital-grade cleaners and installs fast. Use glue-down where rolling chairs and carts live and click-lock in open areas on tight timelines.
Can you install commercial flooring without closing the business?
Usually, yes. We work nights and weekends when needed and phase larger spaces so part of the floor stays open. Click-lock LVP over a sound existing floor is the fastest option, with thousands of square feet done in two to three days.
Is hardwood a good choice for a commercial space?
Engineered hardwood with a 4 to 6 mm wear layer works well in boutique retail, showrooms and designer offices where the look matters and it can be refinished as it wears. We do not recommend solid hardwood commercially; it costs more without adding a benefit over engineered.
What is the difference between residential and commercial LVP?
The wear layer. Residential LVP is typically 12 mil or less and shows traffic lanes quickly in a busy space. Commercial LVP runs 20 to 28 mil and is built for thousands of footsteps a day.
