How Long Do Hardwood Floors Actually Last?

Solid hardwood floors in Redlands' historic homes are still going strong at 90+ years. Modern installs done right can do the same. Here's the honest answer.

The numbers

  • Solid 3/4" hardwood: 75 - 100+ years, with 4 - 7 refinishes along the way.
  • Engineered with 4 - 6 mm wear layer: 30 - 50 years, with 2 - 4 refinishes.
  • Engineered with 1 - 2 mm wear layer: 15 - 25 years, no refinishing - replace at end of life.

What kills hardwood early

Water. A dishwasher leak, a refrigerator line that sweats, a roof leak that runs down a wall. Catch water within hours and the floor usually survives. Wait days and you're looking at board replacement.

Humidity neglect. Indoor humidity that swings from 15% in summer to 60% in winter beats up the floor every season. Cupping, gapping, and persistent squeaks eventually become permanent.

Wrong cleaners. Vinegar, ammonia, and oil soap break down polyurethane finish. The wood underneath is fine; you just lose your protective layer faster than you should.

Skipping the screen-and-recoat. Every 5 - 10 years, a light screening + fresh topcoat extends finish life dramatically. Skip it and the finish wears through to bare wood, where dirt embeds.

Furniture without felt pads. Chairs without pads cut grooves into wood floors over years. Easy fix; easy mistake.

What extends hardwood life

  • Whole-house humidifier on HVAC, set to 35 - 50%.
  • Walk-off mats at every entry door.
  • Hardwood-specific cleaner only (Bona, Pallmann, etc.).
  • Felt pads on furniture, replaced annually.
  • Screen-and-recoat every 7 - 10 years.
  • Address spills and leaks within hours, not days.

When to refinish

Look for finish wear (dull spots in high-traffic lanes), scratches that have caught dirt, and any spots where you can see bare wood. Time to refinish before water can reach the wood through compromised finish.
